Oil Leaks and Asphalt

Please help keep the community in good repair. Oil drips and excessive dirt accumulations cause the surface to wear out and admit moisture that causes damage. If you have a vehicle leaking on the asphalt, you must get it repair and clean up the oil as best as you can as not to continue the damage. Owners are responsible for this damage and you can be billed for the repair.
You can keep your area clean by using an oil absorbing material like sand or kitty litter provided that you clean it up with in a few days. A product called ZEP is a detergent that can be used to clean up much of the remaining oil. You can purchase ZEP at a home improvement store or store that sell industrial cleaners.
To remove the oil, spread sand, kitty litter, or lime on the soaked area and let it set a few days to absorb the oil. Scrape up the absorbed oil and use an asphalt cleaner with water and scrub brush (broom will work) to clean the remaining oil from your parking space. Use a garden hose to completely remove the residue. You may have to repeat the process a few times but the results are worth it. You can purchase the detergent at

The Board encourages you to clean up your oil leaks as violations, fines, and clean up charges will be applied to your account if no action is taken. The cost to replace the damaged asphalt patch is approximately $800.00 and can be billed back to the Unit Owner.
