What is a limited common area?

Limited common area refers to the Common Elements which are reserved or used by certain Owners to the exclusion of others, including but not limited to balconies, porches, patios, reserved parking spaces, and garages. Although these areas are exclusive to the unit owner, the HOA manages and enforces certain rules to keep these areas maintained.
